Pedestrian boulevard and colonnades: Dubai Business Bay is being built along the artificially extended Dubai Creek.

On the 40-hectare site being developed by Dubai Properties, representative office space, shopping arcades and residential buildings are being brought together to form an urban quarter. At the heart of the area a total of nine business and office buildings are planned, which with their shady colonnades open up into a central pedestrian zone. The first two storeys are intended for use as shops and catering areas, with the upper floors designated as affice space with flexible rental units.

A striking high-rise building acts as a landmark visible from far afield and whose layout fills out the acute angle of the site boundaries, serving as an entrance to the heart of the business park.

Leading from this is a lively boulevard, running as a visual axis from south to north to the central square of the quarter.

Enlivened by the shops, cafes and restaurants, the square is not only the focal point of the urban district, but is also a magnet for the entire business park.
